Service Level Options

Find A Tenant Only
25 days rent + VAT
(subject to minimum fee of £400)

Service includes:

  • Collecting the first months rent and deposit on your behalf
  • Set up the Standing Order with your tenants so all monthly payments are made directly to you
  • Inform all utility companies of the change of occupancy

Let & Rent
11% of monthly rent +VAT

Service includes:

  • Collecting the first months rent and deposit on your behalf
  • Set up the Standing Order with your tenants so all monthly payments are made directly to you
  • Inform all utility companies of the change of occupancy

Full Management
14% of monthly rent +VAT

Service includes:

  • Collect and remit the monthly rent received
  • Send a detailed statement of your account to You every month
  • Chase late or non payment of rent, pursue guarantors and keep you fully informed
  • Register & hold your deposit with the Tenancy Deposit Scheme (TDS)
  • Inform all utility companies of the change of Occupancy
  • Act as your tenants main point of contact Throughout the tenancy
  • Arrange all estimates & repairs on the property
  • Using our approved affordable contractors inc Annual Landlords Gas Safety.
  • Carry out routine six monthly inspections on your property

Find a Tenant Only

  • End of tenancy checkout (optional) £55 +VAT (£66)
  • Inventory – charges apply
  • Serving a section 21 notice to close contract £45+VAT (Notice seeking possession)

 

Landlords hold & register their deposit under the Find a Tenant Only service. If you prefer that we hold it for you, this must be specifically requested & a £35+VAT charge will apply.

  • Register & hold deposit £38 +VAT (£46)
  • End of tenancy checkout £55 +VAT (£66)
  • Routine property inspections £45 +VAT (£54)
  • Inventory – charges apply.
  • Renewal of tenancy £138 +VAT (£165)
  • Relet to new tenants £275+VAT (£330)

 

This service does not include organising contractors, routine maintenance or repair work on the property. If you do wish us to organise this we add a service charge of £45 +VAT to the contractor bills.

Full Management
14% of monthly rent +VAT

Organising contractors, quotes, repairs & maintenance. This is all included in the monthly management fee and We make no additional charges.

Tenancy Agreement Only | £150 +VAT (£180)

Preparing Tenancy Agreement only & relevant documentation as required.

Property Refurbishment  | £250 +VAT (£300)

The fee (payable in advance) covers the cost of organising contractors, obtaining quotes and supervising all works whilst in progress. Estimates will be obtained from contractors And based on these, the funds deposited to Portfolio Properties for payment to contractors after completion and approval of work.
